  • The community is nestled in a private, wooded area that spans nearly 5 acres. It includes a thoughtful mix of 10 townhomes – including two at 185 Lincoln Street – and 6 freestanding homes.  

  • Most residences offer 3-5 Bedrooms, 5 Bathrooms, and attached 2-car Garages, with approximately 2,500 – 5,000 square feet of living area. Please contact us for floor plans and specifications of individual units. 

  • Many homes are either completed or currently under construction. The final residence is projected to be completed in late 2027.

  • Homes at Fairland Commons are thoughtfully designed to exceed current energy-efficiency standards and prioritize sustainable materials. Additionally, all residences feature all-electric systems and solar-ready infrastructure for future rooftop installation, and Garages equipped with EV chargers.  

  • Yes. Homes at Fairland Commons are designed to be solar-ready. Similar homes within the community have been evaluated and shown the potential to achieve energy offsets exceeding 100% of annual electrical usage when equipped with appropriately designed solar systems. Actual performance, system design, and approvals may vary. 

  • Yes, elevators are available as an add-on in select residences. Please inquire about availability and specifications for individual units. 

  • A dedicated footpath connects the development directly to Lincoln Street and provides easy access to Lincoln Park and Lexington Center.  The path also connects you to the ACROSS Lexington trail network with greenways throughout the town.

Frequently Asked Questions: Homeowner’s Association (HOA)

  • Yes - all residences, whether townhome or freestanding residences, are part of the HOA.  

  • A schedule divides up the HOA fee based on GLA/percent ownership. Please contact us for the current schedule and budget projections.   

  • Landscape groundskeeping, irrigation, common site electric/lighting, gutter cleaning, snow removal, reserve funds, and management fee. 

  • Yes - the Master Insurance is not included in the HOA fee. This is an additional charge similar to a standard homeowners insurance policy and is estimated at approximately $3,500 per year per unit, subject to insurance valuation.  

  • The Developer will manage the HOA until the community is 75% sold. Then, the residents shall elect to run it or they can decide to hire an outside company to manage. 

  • Yes, with minor restrictions.

  • Most of the land in the 5-acre parcel at Fairland Commons is common use; however, every residence includes exclusive-use land around the unit.
